The key focus was achieve the most economical solution to maximising benefit whilst ensuring the scheme remained affordable. The traditional extension option was reviewed against the agile benefits of utilising a modular building. After some high level cost planning exercises the Modular Building option was found to be financially efficient from both an out-turn cost and delivery programme perspective.
Once this option had been agreed with key stakeholders various procurement routes were explored, in the end the Shared Business Services Modular Building Framework was found to be the best procurement route. MTX Contracts was chosen as the delivery partner for this scheme based on their industry leading position and substantial Healthcare experience.
Once appointed MTX Contracts worked with us to obtain full local authority planning approval and design a bespoke Modular Building solution to meet the stakeholders every need. Off site manufacturing and just in time delivery techniques were utilised to expedite the overall construction process down to only 4 weeks on site. This included an out of hours crane lift to ensure the best logistical solution for delivery of the unit.
Once the finished unit was installed on a designed foundation support it was then connected up to domestic utilities and also key clinical provisions including existing door access and panic alarm systems.
The project successfully achieved Practical Completion defect free and was a major success with the local stakeholders on site. This project superbly demonstrates the benefits of innovative and agile problem solving at feasibility stage and has provided an affordable solution and excellent end product.
